APPLICATION GUIDELINES

 

We understand that moving is a big step, and you are anxious to hear about your application.  To help expedite the process, please be sure to remit all required information listed below.  Once all the necessary documentation is received, please allow a minimum of 4 business days to process.

IMPORTANT:

• Submitted applications can apply for all of the available rentals up to six months from the submitted application date.

 

MINIMUM RENTAL QUALIFICATIONS (Doesn't apply to "Roommate rentals)

• 540 Credit score or better

• No previous evictions

• Deliver the gas & electric utilities confirmation numbers and the entire security deposit within 24 hours after receiving move-in approval.

• Must be able to sign required rental documents and deliver security deposit within 24 hours after being approved.

• Be able to obtain gas and electric services into your name within 24 hours from approval.

APPLICATIONS WILL NOT BE PROCESSED WITHOUT ALL REQUIRED INFORMATION

• Complete the Credit Application.

• Every 18 & Over who will be residing at the premises MUST fill out an application.  Must be named on the lease and is required to sign the lease – No Exception.

• Copy of Driver License or State Id required

• Proof of income is required:

  • If the applicant(s) is currently working, a copy of the most recent Pay Stub and/or Employment Letter

  • If you include benefits such as Social Security, Disability, and/or Child Support as part of your income, please include documentation showing this income.

  • If you are self-employed, please provide the last two years' tax return for yourself and your business.

  • Proof of funds is required to show you have the funds available to move in (for example: bank statement, cash).  Must be able to include 1st month’s rent, plus 1 ½ month security deposit.

• Section 8 Tenant must include a copy of your current Voucher

• Full name and age of all intended occupants under the age of 18 are required

• The application processing fee is due when completing the online application for each residing tenant.  May us a credit card or debit card to pay for each.

 

NOTE:

Deposits are not required until your application is approved.  However, properties will not be held without the entire deposit.  All rentals will continue to be marketed until the Full Security Deposit is received.
